Shipping container home construction is a new alternative form of home buiding in the Country of Costa Rica, and therefore caution is required in the paperwork process.

The following documents are required to construct a home in Costa Rica. Regarding the construction permits for building shipping container homes in this country you must ask your local Municipality. Each part of the country has different requirments for alternative forms of construction. As with Bamboo construction and or the use of plastic 2 by 2s and 2 by 4s.

When you apply for your your permits for constructing a home using shipping container as the main building block, ask your engineer to use the term "heavy gauge steel construction", and to not use the word shipping container.

The problem is that the country has no experience with shipping container home construction and therefore there is no special paperwork for this type of work.


Documents Required
(Documentos presentados)

1. (Solicitud debidamente llena).
Document for Construction. The engineer needs to sign off on this.
2. (Planos aprobados ( CFIA) / Croquis)
Construction plans on the home. Created by an engineer and includes the three plans for Electricity, Water and Structure.
3. (Plano catastrado visado)
Copy of the plano of the land.
4. (Estudio registral de la propiedad)
Document that the local municipality issues indicating who the owner of the land is,the size,any current debts like a morgage,etc. Also, who the neighbors are and the number of the surrounding lands(fincas).
5. (Declaratoria de interés social) (Bono)
This is not needed. It Only applies to Costa Rican Families who are seeking a government loan.
6. (Recibo y constancia de póliza del) (INS)
A receipt that proves your builder has paid the insurance on the employees prior to construction.
7. (Contrato servicios profesionales)
Document that indicates the name and registered number of the engineer on the project. The he/she will supervise the project.
8. (Certificación de no deudas de CCSS)
Document that states that the builder of your home has a clean record with the CAJA. This is the insurance of its employees on past projects.
